
If you are comparing commercial exterior painting contractors, the biggest mistake is treating every proposal as if it describes the same job.
It usually does not.
One contractor may be pricing a quick wash and two finish coats. Another may be including failed-coating removal, rust treatment, sealant replacement, spot priming, substrate-specific products, access equipment, daily cleanup, and a documented inspection process. The first proposal can look much cheaper even though it is not offering the same level of protection.
That is why the right question is not simply, “How much will it cost to paint the building?”
The better question is:
“What preparation and coating system is each contractor proposing, and is that system appropriate for this building?”
For commercial properties in Portland and throughout the Pacific Northwest, that distinction matters. Rain, moisture, shade, biological growth, temperature swings, UV exposure, and mixed building materials can expose weak preparation quickly. A beautiful finish coat cannot rescue a poorly prepared surface. It can only make the problem look finished for a little while.

If any proposal skips these details, you do not have enough information to make a clean comparison.
Paint manufacturers make excellent products. They also make many different products for many different surfaces, exposures, budgets, and performance requirements.
The logo on the can does not tell you whether the contractor selected the right product, prepared the surface correctly, applied the required film thickness, or worked within acceptable weather conditions.
A premium coating applied over dirt, chalk, moisture, rust, loose paint, or failed sealant is still being applied over a weak foundation.
Sherwin-Williams’ professional surface-preparation guidance makes the same basic point: preparation depends on the substrate, environment, and expected life of the system, and the surface needs to be dry, sound, and free from contaminants that interfere with adhesion.
That is not marketing fluff. It is coating physics being annoyingly consistent.

“Pressure wash building” is common proposal language, but it is not a complete cleaning plan.
You should understand:
High pressure is not automatically better. Excessive pressure can damage wood, force water behind siding, scar softer materials, and create a moisture problem immediately before painting.
The goal is a clean, stable, dry surface—not a dramatic video of someone attacking a wall with a pressure washer.
Washing removes dirt, biological growth, chalk, and other contamination. It may also dislodge paint that is already loose. It does not replace scraping, sanding, grinding, or other mechanical preparation where coatings have failed.
When comparing bids, determine whether each contractor includes both cleaning and mechanical preparation. If one includes washing only while another includes removal of failed paint, the scopes are not equal.

Most maintenance repaints do not include stripping every surface to bare substrate. That level of removal may be unnecessary, disruptive, or cost-prohibitive. But the proposal should clearly distinguish between localized preparation, extensive mechanical removal, and full removal.
Any preparation short of complete removal leaves some reliance on the adhesion of the existing coating layers. That does not automatically make an overcoat system wrong. It means the contractor and owner should understand the condition, risks, and expected service life.
Exterior paint is not a substitute for repair work.If trim is rotten, masonry is unstable, joints are open, or water is entering from a roof, flashing, window assembly, parapet, or failed sealant joint, coating over the symptom will not solve the cause.
A useful commercial exterior proposal should explain which minor repairs are included and which require a separate trade or change order.
There is a major difference between filling a small trim crack with paintable sealant and rebuilding a moving commercial expansion joint. The proposal should not pretend those are the same task.
Defining these boundaries before work begins reduces surprise costs and avoids the classic project argument: “I assumed that was included.” Assumptions are very talented at becoming change orders.
Primer should be selected for a reason.That reason may be adhesion, stain blocking, corrosion resistance, porosity control, alkali resistance, tannin blocking, or compatibility between the existing surface and the new finish.
Ask each contractor to identify:
Spot priming can be appropriate when most of the existing coating is sound and only isolated bare or repaired areas need treatment.
Full priming may be appropriate when:
Full priming is not automatically superior, and spot priming is not automatically cheap or careless. The right answer depends on condition and compatibility.
The contractor should be able to explain the choice without hiding behind “that is how we always do it.” Buildings are stubbornly individual.
Once the surface and primer plan make sense, compare the proposed finish coatings.
Do not stop at the manufacturer name. Ask for the specific product line and relevant performance characteristics.

Usually, two properly applied finish coats provide better coverage, color consistency, film build, and durability than one finish coat. But coat count alone is not enough information.
You also need to know:
A contractor can technically apply two very thin coats and still produce inadequate film build. Another may apply a specified system at the proper spread rate and achieve a stronger result. Compare the full specification, not just the number.
Commercial exteriors frequently combine materials that should not all receive the same preparation or coating.
These surfaces may contain moisture, alkalinity, cracks, efflorescence, prior elastomeric coatings, or incompatible patches. Contractors should evaluate whether the wall needs cleaning, repairs, conditioning, priming, or a breathable coating system.
Fresh masonry repairs may need to cure before coating. Active water movement or efflorescence should be investigated rather than buried.
Wood requires attention to moisture, rot, open joints, tannin bleed, end grain, peeling edges, and previous coating condition. Bare areas may need a wood-specific or stain-blocking primer. Repeated failure may signal moisture entering from behind the surface.
Rust preparation is a system of its own. The contractor should describe how corrosion will be cleaned, what level of preparation is achievable, which corrosion-resistant primer will be used, and whether heavily deteriorated metal requires repair or replacement.
Smooth or factory-finished metals may require cleaning, oxidation removal, abrasion, adhesion testing, and a specialized bonding primer. A coating that performs well on wood or masonry may not belong on these surfaces.
Existing factory finishes, chalking, sealants, and exposed fasteners should be assessed. Adhesion testing and manufacturer input may be worth the effort on large elevations. A small test area is cheaper than discovering incompatibility across an entire building.
Contractors should not guess when the existing coating or substrate presents uncertainty.

The lowest price can be the right choice when the scope is complete, the contractor is capable, and the system fits the building.
But the lowest number is not automatically the best value.
